Compare Rental Structures

Compare the deposit, monthly payments and total housing costs before deciding which arrangement to research.

Start with the Full Cost

Rental terms vary by property and contract. The percentages and durations in these 2025 cards are examples, not universal rules.

Jeonse (전세)

Jeonse generally centers on a large refundable deposit rather than monthly rent. Deposit recovery is not risk-free or guaranteed; inspect the property and seek qualified guidance before committing.

Wolse (월세)

Wolse generally combines a deposit with monthly rent. Compare the deposit, rent, maintenance charges and utilities together.

Banjeonse (반전세)

Banjeonse combines a larger deposit with reduced monthly rent relative to a comparable monthly-rental arrangement. The actual amounts must be agreed in the contract.

Review the Actual Contract

Consult Seoul’s official housing guidance and ask a qualified professional about the specific lease. Check the landlord, property and deposit protection before payment.
